- Жильё для будущего переезда русскоязычные клиенты чаще выбирают в Германии и США, а недвижимость для отдыха — в Италии и Таиланде.
Как изменился выбор зарубежных направлений в 2022 году
По данным Tranio, в первой половине 2022 года в тройку лидеров по числу запросов на покупку зарубежной недвижимости от русскоязычных клиентов вошли Турция, Испания и ОАЭ. При этом изменения в Топ-10 стран в сравнении с прошлым годом не столь значительны: многие традиционно популярные у русскоязычных инвесторов страны остались в десятке, хотя и уступили первенство новым фаворитам.
Отчасти стабильность рейтинга связана с тем, что в статистике Tranio учтены запросы от всех русскоязычных покупателей, в т.ч. проживающих не в России. Однако, в этом году и покупатели из России тоже активно пользовались возможностью легально купить недвижимость за границей, опасаясь ужесточения регулирования в будущем. Общее число заявок от русскоязычных клиентов по всем направлениям в I полугодии 2022 года выросло на 61%.
В абсолютном выражении самый заметный рост в Турции: за 1 полугодие 2022 года мы получили на 800+ заявок больше, чем за тот же период в 2021 году. Взлёт спроса россиян на жильё в Турции в этом году зафиксирован и в официальной статистике местных властей.
Поворотной точкой стала последняя неделя зимы: до февраля недвижимость в Турции рассматривали около 10% наших клиентов, а в июне показатель достиг 25%. Аналогично, в начале года покупку в ОАЭ рассматривали всего 4% клиентов, а в июне 2022 года — 16%. Недвижимостью в Грузии до 24 февраля интересовались около 6% наших клиентов, в апреле-июне 2022 — около 8% клиентов.
Из европейских направлений набирают популярность Австрия, Кипр и Мальта, а из азиатских — Таиланд и Индонезия.
Снижение числа заявок от русскоговорящих клиентов мы отметили по таким странам как США, Швейцария, Канада, Германия и Великобритания. В I половине 2022 всего 3% клиентов Tranio обратились за покупкой в США, хотя в 2021 их доля достигала 9%.
Хотя популярные страны Европы вошли в десятку лидеров, в марте наметился резкий спад интереса со стороны россиян. В начале года покупку в Испании планировали 16% наших клиентов, в июне — около 10%, недвижимостью в Греции в начале года интересовались около 12% клиентов, в июне — около 6%.
Интерес к недвижимости в Германии в январе-феврале был у 6% клиентов, а в июне — всего у 3%, заявки на покупку в Португалии в начале года были у 5% клиентов, а в июне — также у 3%. Наконец, покупку в США до 24 февраля рассматривали около 5% клиентов, а сейчас — всего около 2% клиентов. Впрочем, низкий спрос на прямую покупку в США не отражает всей картины: иногда клиенты инвестируют в «золотой паспорт» Турции с тем, чтобы в дальнейшем приобрести недвижимость в США.
Некоторые клиенты из России весной этого года рассматривали комплексные сделки: например, покупку в Турции с оформлением «золотого паспорта» и дальнейшее инвестирование в западных странах. Этой весной лимит для «золотого паспорта» Турции составлял 250 тыс. долларов США, и мы сопровождали отдельные сделки по покупке жилья в Стамбуле для дальнейшего участия в этой программе. С 13 июня порог повышен до 400 тыс. долларов США, но интерес к программе сохраняется.
Новый паспорт в приоритете у инвесторов
В I полугодии 2022 года большинство русскоязычных клиентов Tranio, говоря о целях покупки недвижимости за рубежом, отметили намерение получить гражданство или ВНЖ. Вторая по популярности цель — это покупка недвижимости для отдыха, на третьем месте — покупка под аренду или будущий переезд.
В программах «золотых паспортов» лидирует Турция, а для оформления ВНЖ клиенты выбирают недвижимость в Дубае, Греции, Португалии и Италии.
Среди клиентов Tranio, которые сделали заявки на объекты в Португалии, 43% интересовались «золотой визой», а ещё 33% планировали переезд в эту страну. Цель получить ВНЖ за инвестиции в недвижимость Дубая ставили 40% клиентов по этому направлению. Аналогично «золотой визой» Греции интересовались 27% клиентов, а ВНЖ во Франции и Италии — 28% и 23% клиентов соответственно.
Купить жильё в Турции для получения паспорта или ВНЖ хотели 43% клиентов, а недвижимость для отдыха или «для отдыха и сдачи в аренду» интересовала 23% и 18% клиентов соответственно. Инвесторы, претендующие на «золотой паспорт» Турции чаще всего выбирали недвижимость в Стамбуле, а покупатели недвижимости для отдыха — курортные комплексы в Алании.
Найти жильё для будущего переезда чаще всего хотели в Германии: здесь 60% клиентов указали эту мотивацию покупки, а ещё 10% — выбирали жильё для детей, приезжающих в Германию на учёбу. Для переезда наши клиенты часто выбирали недвижимость в США, где доля заявок с такой целью составила 50%.
Недвижимость для отдыха русскоязычные клиенты чаще всего искали в таких странах как Таиланд (40% от всех заявок по этому направлению), Италия (40%), Хорватия (36%), Черногория (34%), Франция и Кипр (по 33% в обеих странах).
В качестве жилья для отдыха клиенты чаще рассматривают покупку дома: доля заявок на этот тип объекта здесь выше, чем в других регионах. Так, виллы и дома в Таиланде искали 38% клиентов этого направления, в Италии и Хорватии — по 37%, на Кипре — 32%, а в Черногории — 31%.
Часто сопутствующей целью покупки выступает получение дохода от курортной недвижимости, для чего возможны разные виды контрактов. В некоторых случаях собственники могут большую часть времени сдавать объекты в аренду, а в течение определённого периода — приезжать на отдых сами. В некоторых арендных объектах такая опция не предусмотрена.
Чтобы учесть различия в условиях управления арендой мы выделяем отдельно цель покупки “для отдыха и сдачи в аренду”. Под такие цели русскоязычные покупатели чаще всего искали объекты в Испании (30% всех заявок по этому направлению), США (29%), Дубае (27%), Великобритании (23%), на Кипре и в Черногории (по 22%).
О росте спроса на такие объекты косвенно свидетельствует выбор типа недвижимости. В июне около 90% клиентов по Дубаю рассматривают только квартиры, тогда как в начале года их доля составляла около 60%. Среди заявок на недвижимость на Кипре в январе-феврале около 50% запросов приходилось только на дома, а уже в марте — их доля снизилась до 25-30%.
Наконец, покупка для последующей перепродажи чаще всего была актуальна для клиентов, рассматривающих недвижимость в Хорватии (13% заявок), ОАЭ (6%) и Черногории (5%).
За элитное жильё в Дубае готовы платить больше, чем в Европе
Если же говорить о бюджетах покупки и классах недвижимости, то дорогостоящие объекты русскоязычные клиенты традиционно выбирают в high-end сегменте на рынках Франции, США, Великобритании и Швейцарии. Стоимость объекта элитной недвижимость в этих странах обычно исчисляется десятками миллионов евро. В сегменте middle-market можно отметить предпочтение по отношению к недвижимости в Испании, Италии и Германии, где россияне выбирают объекты в бюджете от 500 тыс. до 1 млн евро.
Наконец, к массовому сегменту на зарубежных рынках можно отнести недвижимость в Турции, в Черногории и на Кипре: эти регионе чаще рассматривают россияне с бюджетом покупки около 100-200 тыс. евро. В Греции были популярны покупки под «золотую визу» в бюджете от 250 тыс. евро и клиенты ожидают возобновления программы.
Средний тренд по ценам не означает, что клиенты с бюджетом от 1 млн евро всегда предпочитают недвижимость в Германии или Италии, а не в Греции или Турции.
На выбор региона влияет очень много факторов, включая бизнес-интересы и родственные связи, поэтому глобальные обобщения по профилю страны делать не стоит.
В 1 полугодии 2022 года спросом состоятельных клиентов по-прежнему пользуется элитная недвижимость во Франции (максимальный бюджет заявки составил 40 млн евро), в Великобритании, Швейцарии и Италии (20 млн евро) и в США (19 млн евро).
В Дубае максимальный бюджет заявки на элитную недвижимость достиг 40 млн евро, оставив позади многие европейские регионы.
В среднем сегменте сохраняется спрос на недвижимость в Германии, где популярны такие регионы как Гессен (медианный бюджет — 1,05 млн евро), Баден-Вюртемберг (1 млн евро) и Бавария (500 тыс. евро). В Великобритании покупателей интересовали преимущественно квартиры в Лондоне с медианным бюджетом 500 тыс. евро.
В Италии русскоговорящие клиенты выбирали объекты в Тоскане (медианный бюджет — 1,35 млн евро), в Португалии — в Порто (600 тыс. евро), во Франции — виллы на Лазурном берегу и квартиры в Париже (500 тыс. евро), в Испании — дома в Андалусии (500 тыс. евро).
